Quickly calculate the potential return on your real estate investments from Idealista. InBest is a Chrome extension that helps you calculate the return on a potential real estate investment directly from Idealista listings. It is completely free and very easy to use: once you install it, go to any property for sale on Idealista.com. You will see a button next to the price showing: - The estimated price at which you could rent the apartment, based on the area's average price - Gross rent - Cash flow - Return on the amount contributed You can click that same button to adjust the rental price manually, and all calculations will update immediately. If you click the extension icon in Chrome's extensions bar (the icon is a little red house under a puzzle-piece icon), you can customize several things: - Property price: change it if you plan to make a lower offer. - Default mortgage values: interest, down payment and term in years. - Rental price adjustment: because the formula (apartment area * average price per m2 in the area) tends to overestimate rent, the extension corrects it by -10%. You can customize this percentage to apply a greater or smaller correction. - Desired metrics: Are you only interested in gross rent? Do you want to see monthly rather than annual cash flow? No problem, you can customize which metrics appear on the button shown on Idealista.
